It’s that time of year again…the spring season brings beautiful flowers, green trees and lawns, annoying allergies and BUYERS! Are you thinking of selling this spring season? Let Austin County Real Estate give you some helpful hints to get your home ready to be on the market!
First, think of your end result. If you were to get a buyer in the first 24 hours, are you ready? Do you have an idea where you will be going next? We know is sounds daunting to think of this just as you are getting ready to put your house on the market, but it is always possible that your house could have a contract on it within hours of being on the market. Will you need the help of a mortgage company to purchase your next home/property? We would suggest getting on the phone with them, and getting all your financial documents over to them. As soon as you have a contract on your home, it’s time to put a contract on your next home. Having a prequalification letter from a bank makes your offer look a lot better!
Second, take a look at the curb appeal of your home. Do your flowerbeds need some attention? Could your windows use a quick washing? These are all things that buyers will notice. Remember, first impression is everything. When the buyers are pulling up to your house, they are already forming opinions. Don’t you want them to be overwhelmed by the beauty and cleanliness?
Third, have a few neighbors/friends do a walk-through of your home. Ask them for the honest opinion of things you might need to attend to. Remember, as home owners, we tend to look over things we see all the time (the stack of bills on the desk, the pet smell when you walk in). This is our home and it’s supposed to look/smell like this! But, to a potential buyer, these things could turn them away from your home. Your friends will nicely tell you that your home smells like your dog who hasn’t been washed in 6 months, or your baby’s toys are taking over the living room.
Lastly, try to make your home look as much like a model home as possible. You want people to walk into your home and see the amazing potential it has. Obviously, you live there and can’t look exactly like a model. But you can de-clutter, organize, make beds, and keep up with the laundry. Your home won’t be spick and span for every buyer, and they don’t expect that. You just don’t want your Realtor® showing your house and having to walk around laundry piles, unmade beds and different types of clutter.
